I thought I would start a thread to discuss possible new business that could go into the BP statoin space.
I am obsessed with Dunkin' Donuts and would love to see one in the 15211.
What would you like to have in the neighborhood?

Of course a restaurant, like the one they have on the S.Side on a former gas station, but there is a wonderfull french bakery in Millvale, but that is just wishful thinking.

I think both the former B/P Station and the Eckerd should be bought by the same person and both used for either a Rock n’ Bowl with a bar and lounge and live band as shown today on the Dave & Dave’s Excellent Adventures. There is apparently one in Arsenal Lanes in Lawrenceville already.
Or as another suggestion, both buildings could be used as a sort of upscale “Beehive” with tables to play games, such as Checkers, Yahtzee, Pool, Texas Hold em, backgammon, cards, darts, monopoly, battleship, etc.
Both buildings could then be joined by an underground tunnel in which art exhibits or collections could be displayed behind glass enclosed windows. People could display their collections of baseball, football, and basketball cards, glassware, crystal, guns, netsuke, walking canes, photography, quilts, dolls, maps, buttons, antiques, etc. Displays could have the donor’s name and address/ email enabling people with similar interests to get together. Also, a book to sign if you are interested in contact with others. It would be a one-of-a-kind place. Any takers?
They could serve donuts, food and stuff from the bakery for 15211 Advocate and Diane and ice cream would be within walking distance in any direction.

I would like to see some business space that might include a veterinary clinic for our pets, a small hardware store, souvenier shops and perhaps some sepciality boutiques. I also agree with cirsusview's underground connection containing art work etc. sounds exciting (like the underground mall in Washington D.C.)

I hate to be a “negative nancy” here, but the problem with the mentioned “art tunnel” is that Mount Washington is built on abandoned coal mines and gutting these mines means possible sinkholes and a helluva' bigger budget than you'd think to make it happen. While a fun idea, it's just not plausible with the kind of funding around here nor convincing developers to fund it as well. While a nice indoor/outdoor resturant is also a nice thought, Redbeard's and The Shiloh Inn already cater to this.
In all honesty I'd like to see something in the way of entertainment around here. Perhaps a small gallery/music venue in the space for the many artists who live up here to display their work and showcase their music mixed with a tea house. It'd be great to bring a chair and sip on fresh-brewed ice tea on a summer night while listening to some tunes.

Esus, We have some wonderful parks in Mt. Washington, more than most neighborhoods, that you can very easily bring a chair on a summer night and listen to some tunes. It just takes some planning from folks that live here and a little help from the city.

I would like to see the owners of the Pretzel Shop (2316 E Carson St.) open up a branch on Mt. Washington. Every time I go in that place later in the day, they are either sold out, or nearly sold out of pretzels. I agree with the some other posters that Mt Washington has enough “upscale” dining options. We need more choices for the college aged crowd and middle class.
Another option would be for an indoor / outdoor fruit and vegetable market. Foodlands produce is barelyt average on its best day. With the increased popularity of organic foods, fresh produce is a must.

If you know the owner or feel comfortable approaching them about a possible second location on the Mount, I would encourage you to talk to them. We've done it before. I just don't think it's prudent to wait around for vacant buildings to become occupied. That's how we end up with businesses that don't positively contribute to our neighborhood.
I love the Pretzel Shop too, but I wonder if Mt. Washington is too close to Southside for another location?? Great suggestion!

I have a question about our zoning laws on The Mount. I have lived there since 1978. . .and I used to wonder why there was no Dairy Queen or Starbucks or a franchised food business on the entire Mount. I was told we aren't zoned for those . . . which I guess explains all the Mom and Pop stores, coffee shops, tanning salons, dollar stores, etc. That's why I was shocked to see the Subway go in. Are we zoned for these types of establishments? I'm confused . . . but I hope we are . . . . because tourists may be more likely to venture in to an established franchise than some mysterious little place they've never heard of.
As far as these suggestions for the old BP spot, I think another Pretzel Shop would be great! A little boutique is a good idea. Ever since the Hallmark Store closed on Shiloh . . . there is no place on the Mount to buy jewelry! There's nowhere to buy an article of clothing either. I'm a city girl and like to give my business to city stores . . . not suburban malls. Some little eatery with outdoor tables would be great too . . . I hope the location doesn't sit vacant too long.

Actually Shiloh St and now Virginia Ave. are all zoned for commercial use or LNC as they call it. Any franchise can move into any of these spots. If someone tells you other wise they are probably the folks that don't want to see progress in the 15211. I agre a Dunkin' Donuts or Pretzel Shop would be a great addition to the Mount.
After this week, I'm thinking that a police station might be the best use for the old BP Station.
You should come to a Main Street meeting. We have them ever third Wednesday of the month. The MainStreet Committee are the folks that talk about business development in the Mount.

Thank you, Bobby, I might do that. I have been to a couple MWCDC meetings just to observe. Frankly, I live on Estella Avenue, off of Kathleen Street, and sometimes I feel like that's the little forgotten corner of the Mount. The meetings I went to seemed to be mostly about Grandview Avenue concerns, etc., which also are important, I agree.
I have also been to Allentown community meetings . . . . just trying to stay abreast of things . . . .

RE: franchised chain establishments (Starbucks/Dunkin Donuts/et all)
Not having these chain establishments makes the Mount the place that it is. I hope we never get anything like that around here. I agree we need more restaurants, starting with putting something in place of the old Cliffside, and an indoor/outdoor restaurant a la Double Wide Grill in Southside would be a nice addition as well. I just hope no one tries to commercialize the area, bringing in a Starbucks or a DD would take away from a great privately owned coffee shop (which has WAY better coffee i might add) in the Grand Brew. Keep it simple and keep it locally owned and keep the franchised chains OUT!

We definitely need some more affordable food options besides pizza places. There are so many college students living up here (I am one) and now that the diner is gone There isn't really a sit-down restaurant that's affordable besides Subway.
Business space sounds the most appealing though, since it would provide the most variety for the space. I think Mt Washington needs a gym, some cheaper restaurants, shopping, etc. so all of that is fair play. Does anyone know what exactly is going on at this property? It has been dead since BP left and they dug up the gas pumps some months ago.
